The construction extends the home’s footprint at ground level. A new foundation slab is poured and tied into the existing foundation. Walls are framed. The new roof is built and connected to the existing roof. Electrical is extended into the new space. HVAC ductwork is extended or a supplemental system installed. The interior is finished to match the existing home.

The connection between old and new is where quality shows. The floor should be level with no step up or step down at the transition. The roofline should look intentional. The exterior finish should match so the addition is indistinguishable from the original structure.

Why Choose Single Story

Aging in place is the most common reason Orlando homeowners choose a single story addition. A ground floor primary suite eliminates stairs from daily life. Universal design features including wider doorways, curbless showers, and blocking for future grab bars can be incorporated during construction for very little additional cost compared to retrofitting them later.

Construction disruption is lower than with a second story addition. The roof stays on. The work is contained to the addition area until the interior connection is made. Most families stay in the home during construction.

Structural requirements are simpler. The addition sits on its own foundation and carries itself. There is no need to reinforce existing walls or footings to support a second floor load. The existing structure continues to do what it was designed to do.

The Trade Off: Yard Space

The biggest disadvantage of a single story addition is that it consumes yard space. Every square foot you add is a square foot of outdoor space you lose permanently. On a quarter acre lot in College Park or Winter Park, a four hundred square foot addition takes a meaningful bite out of your yard. On a larger lot in Dr. Phillips or Windermere, the trade off may be less noticeable.

Setback requirements also limit where the addition can go. On a narrow lot with tight side setbacks, the addition may need to extend rearward rather than sideward. On a shallow lot, rearward expansion may be limited. Your builder should verify all setback and lot coverage limits during the site evaluation.
